It’s a mystery but the room was full of mould in only two weeks.
I had already completed various jobs for this lady in various property’s she looks after, and she asked me for help. She was a little unsure whether I was suited to this unusual task of the “mysterious damp”. Two separate plumbers had already been paid without success, meaning this had already cost them too much!

Outcome of this puzzling problem
The best approach for any investigation is a logical sequence of checks and detective work. So because of this, I firstly assessed both the mains and waste water pipes for leaks when in use. Neither the mains or waste systems showed any escape of water.
Secondly the investigation into the boxing-in ensured no other pipes were hidden. The “tide mark” in the cistern showed the water level had previously been too high and adjusted by a plumber. The levels were shown not to be an on-going problem, but the saturated reading showed the source of the damp patch was still active.
Finally, having checked and assessed all other options, the ceramic toilet pan was then considered. A borescope was inserted into the S-bend of the bowl and inspected around the internal surfaces.
Result! There appears to be a crack in the ceramic moulding of the S-bend! So, consequently, we save you money with independent unbiased facts and the most economical and suitable solution. Hence I can state clearly that paying for a damp and mould survey saves money.
